My single Hoya Heart leaf hasn't grown a stem in two years. Why?

If sold as simply a leaf cut without a node, it will survive for years but will unfortunately never grow a vine. It is a 'blind leaf'.

Why is my Hoya leaf starting to turn yellow and mushy?

This is almost certainly root rot brought on by planting it in dense soil and overwatering it.
